If one room in your home is always cold, the problem is almost never your heating system. It's a wall, ceiling, or floor cavity with nothing useful in it. The good news is that insulation is cheap compared to almost every other part of a renovation, and it's the one upgrade you feel every single day.
The highest-return spots in a typical New York home are consistent. Rim joists in the basement — the band of framing where the floor meets the foundation — are frequently bare and leak an enormous amount of heat for their size. Sealing and insulating them is a small job with an outsized effect.
Garage ceilings come next, especially where a bedroom sits over an unheated garage. That floor is effectively an exterior wall, and it's often uninsulated. Then attic floors and knee walls, where heat rises straight out of the living space.
Exterior walls in older buildings are the big one, but they're only practical to address when the walls are already open for other work. That's exactly why insulation belongs in the conversation during any renovation that involves opening walls. Doing it then costs a fraction of doing it as its own project later.
There's a mistake worth avoiding: compressing batts to make them fit. Insulation works because of the air trapped inside it. Stuff an R-19 batt into a cavity meant for R-13 and you don't get R-19 — you get less than R-13, because you've squeezed the air out. Batts have to be cut to fit, not crammed.
The same goes for gaps. Insulation that doesn't touch the surfaces around it lets air move behind it, and air movement defeats the whole point. Cutting neatly around outlets, pipes, and wiring instead of jamming material past them is most of what separates good insulation work from bad.
Then there's sound. Mineral wool between apartments, between floors, and around bedrooms and bathrooms is one of the most appreciated upgrades we install, and it costs very little when the walls are already open.
